|COMPANY PROFILE||Vicinity Centres is a real estate trust specializing in the ownership and management of shopping centres. It provides a full suite of property services including property investment, property management, leasing and fund administration.
Vicinity was created from the merger of Federation Centres and Novion in June 2015, creating Australia’s second-largest retail REIT, with directly and indirectly owned assets with a book value in excess of AUD 16 billion. The assets are skewed to larger shopping centres, with a weighting of 65% to major regional malls, 22% in subregional malls, 4% in neighbourhood malls, and 9% in outlet centres.

|While it is important to value stocks based on multiple valuation methods, this often leads to differing views on valuation. One indicator may suggest that a stock is overvalued while another suggest that it is undervalued. This does not help an investor who needs to make a definite decision whether to buy, hold or sell the stock. |We should not only be concerned about the amount of dividends, we should determine if the dividends paid out by the company are sustainable. One way to do that is to compare dividends paid out to the cash flows that the company is generating.|
